Our clay subgrade swells when it rains and shrinks when it bakes. Thin asphalt sitting on a soft base cracks, sinks, then potholes within a couple of seasons. Sealcoat will not save a lot that is failing from the bottom up.
We build the other way around. Drainage first, base thickness checked, compaction verified, then asphalt. Gulfline Paving is licensed and insured in Louisiana, and we hold private jobs to Louisiana DOTD grade standards. An honest note. Sealcoating cannot repair a base failure. If your lot near Mid City holds water after every storm, the drainage comes first or you will pay twice.

Sealcoat protects a sound lot from UV, fuel drips and water intrusion. Chip seal works well for long drives, rural access roads and industrial yards. We only recommend it when the surface underneath is still solid.
A new lift over a stable base restores the surface without a full tear out. Good fit when cracking is surface level and grades still drain.
Saw cut, square up, remove the bad material, then compact new asphalt in place. Hot pour crack sealing keeps rain out of the base, which is the cheapest maintenance you can buy.
